Check out who’s messaging you, if they are a real person, no matter who they are or where in the world they are, they are a potential guest, Use common sense, if the person messaging you is saying things like check out forex trading and then a link, ignore, especially if you look at their twitter stream and that’s all they are doing, Never click on a link unless you can be sure who is posting it is a bona fide. There will be spammers and bots that tweet you and the tweet is just a link.

7. Who to follow/follow back (examples of active people)

Take a gander at twitter profiles, new tweeters generally tend to follow a lot more initially then get followed back, check the number of times someone has tweeted, if you see accounts with thousands of tweets and and a greater following then followee count, they either don’t know better or are sometimes just on to “sell”. In this case this night be someone for an inns perspective you may want to follow and connect with. She could be a potential guest but more importantly could connect you with potential guests.

9.-10. Look at people’s twitter stream, are they talking to other people? Are the people replying? sometimes tweeters with off follower counts or low follower counts are good targets, they generally are glad for the follows and it’s generally easy to engage with them. Also look at when was the last time they tweeted

11. Who to use your judgement on.

12. Follows a lot of people, has a lot following them back, never talks to anyone. This is a 50/50, could be a live one or could be a dud. 50/50 chance you follow them and you can a direct message from them trying to sell you something. Unfollow!!!  The other side of this coin is because he never talks to anyone the odds that he is looking at any of your tweets amongst thousands of follows is slim to none. Generally if you see accounts like this, they generally get the high follower/followee counts using automated software. Generally if someone like this follows you and you don’t follow back, they will automatically unfollow you in about a week.

13. Tripadvisor, they do follow some inns back but not many. Even if TA follows you back and you have the ability to direct message them their is no guarantee they will pay attention or get back to you.

14. Here’s another one that doesn’t engage but if its useful information to you put them on a list, If they follow you that’s not a bad thing, but following them back may not be worth your time.

16. When was the last time they tweeted?

17. Occasionally you might run into or get followed by a p-o-r-n person, most the time they are not even real people. Don’t ever click on their links. Either ignore or block and report (recommended)

18. Celebrities, up to you whether you want to follow them or not, recommend putting them on a list instead if you want to monitor their tweets. You can tweet them, they may or may not respond.

19.  Even if it looks like someone is a “real” person, check out their profile, does it look like they might be sales/spammers/scammers???  tips offs, a profile picture that looks a little “too” perfect. In this case its a stock photo. Check the bio, does it seem a little “off”?  On twitter you can see what is talking to each other as well as the replies, in this case she is talking to people (and no one is replying back (a tip off that she’s soliciting.

21. People are less likely to follow you or follow you back if all you tweet is sales pitches or just about the inn (all about me me me is not a good profile to present)

22. Engage, its not all chit chat, you can be helpful if people have questions that you know the answer to, not just about your inn and your area  But say your a bike nut or know a lot about how to cook something, people ask, if you answer, you engage.

24. There are two types of lists public and private, use them, journalists, competitors, vendors, other innkeepers, targets (private lists are good for this). You can do up to 20 lists (per account) and have 500 people listed on each account. Some people have multiple accounts so they have more lists. You don’t have to follow someone to put them on a list

25. Subscribe to other peoples lists, I have yet to find a limit to the number of lists you can follow.

26. The neat thing about lists is you cruise over to see everyone on a list that is a travel journalist for example or people talking about “fill in the blanks”.

27. Twitter misconceptions

28. If people tweet you, TRY to respond when you can, most users of twitter know that most people are not connected 24/7. Most people asking questions about your inn for example are generally not looking to stay somewhere ASAP, they are in the planning process.

28. Profiles

30. Make sure you fill your profile out, put your website or blog (or other) link in. Put it in a picture. Think about what kind of picture your going to use and try to stick with it. I’ve found when you chance it and people are using to it (especially using tweetdeck) they miss your tweets. Put in your location. Take advantage of the double link opportunity, a URL in the bio becomes “hot”

31. Use the space in your background, put inns photos, your logos, your breakfasts etc. Aim it at the first time visitors because like Facebook, once they follow you they don’t return to your home page, your tweets show up in their tweet streams.

32. DMing , Direct Messaging

33. Think of things to say that are not sales direct messages. If someone follows you, can can direct message them, if you follow someone they can direct message you, You need to be mutually following each other in order to direct message back and forth.

35. Worst example and best example. Show an interest in someone, if you going to take the time to target and interact with them, take a minute and check them out. Lots of crafters on twitter have shops on Etsy for example. Everyone loves a compliment. “Thank you for the follow back, I checked out your Etsy store, the wooden bowls you hand turn are just beautiful.” Start a conversation. If all you do is hit them over a head with a marketing message it’s a dead end and many times people will unfollow you because of it. Thing of it from the perspective of you following someone and the first thing you get from them is a sales pitch. It’s a big turn off.

If you ever have someone say don’t be personal on twitter, keep in mind it should be “too personal” posting about your recent prostate surgery is a bit TMI (to much information) but making a comment about how your phone company stinks is another, you would be surprised that people do respond to personal posts as opposed to sales post when you will rarely get a reply. People can relate to it as long as its not abusive and talking bad language. A comment about finding a better way to make shirred eggs for example can people to ask how. Engage!’

38. Check your mentions, especially if you are using twitter based (tweetdeck tells you if you keep it running in the background all of the time. There is the option to email you when you get a direct message, a reply or a new follow. It generally works less then half the time.

39. If you haven’t signed up for twitter yet, try to keep your username short. If you tweet. “Support our local rotary by buying flowers this weekend (link)” keep in mind when someone retweets you, it adds an @yourusername before the retweet

Twitter has a 1000 follower limit until you yourself reach that number, try to keep your ratios in line, having a few more people follow you then you follow is not a bad thing, you just don’t want it to look out of whack. People can reply to you and you can reply to them without following each other. So if you have someone you follow that your really want their attention, talk to them. You may find people talking to you as well and if you found that you were not interested in following them back when they followed you, a discussion indicates interest, Follow them back.

41. Tools

Tweetdeck and Seesmic are great desktop applications (twitter has a browser application but the background color is hard on the eyes) both are useful because you split your lists into columns to monitor, message and direct message and use multiple accounts from the same application. There are other browser applications out there like hootsuite.

43. Friend or follow is my favorite tool. The key to building up a twitter following for an inn is follow some, keep track of them on a list, after a week if they haven’t followed back, unfollow and follow some more. You can check is who is mutually following you, who you follow but doesn’t follow back, and who follows you but you don’t follow back. The paid version means you can download these lists in excel as well analyze others twitter lists, very useful if you want to stalk your competition.

44. Socialoomph, sign up for (the free version) of keyword alerts, this is also good for reputation monitoring!

45. Locafollow is great because you can target by geographic area, another good one is twellow but this is more up to date

46. Do by location, by keyword, keywords in Quotes for specifics
